India’s real estate industry could be on the verge of a dramatic technology-driven transformation, with blockchain-based tokenization potentially changing how property is owned, bought, and tracked.

Speaking on the sidelines of The RealX Box event focused on real estate tokenization, Abhinandan Lodha, Founder of The House of Abhinandan Lodha, said greater transparency is becoming a critical priority for the sector as technology changes traditional property transactions.

Lodha believes tokenization could make real estate more transparent and accessible, potentially positioning India as the world’s largest real estate tokenization market by 2035.

Real Estate Could Be Headed for a Blockchain Revolution

Tokenization essentially involves representing ownership or economic interests in an asset through digital tokens, potentially allowing participation in real estate through technology-enabled structures.

For Lodha, the opportunity goes beyond simply introducing blockchain into property transactions.

“Transparency is being prioritized in real estate today because of the lack of clarity. We are now a technology company in real estate,” he said.

The company says 27% of its clients currently come through referrals or repeat purchases, which Lodha cited as an indication of the importance of trust and transparency in property buying.

RealX co-founder and CEO Manish Kumar similarly argued that tokenization should not be seen as merely putting property on a blockchain. Instead, he said it could create a more transparent infrastructure for ownership, transactions and participation in real estate.

Why India Could Become a Tokenization Powerhouse

India’s enormous real estate market, expanding digital economy and growing technology adoption could provide fertile ground for tokenized property models; the potential is particularly significant in emerging growth centers, Abhinandan Lodha said.

He pointed to Uttar Pradesh, whose economy was around ₹20 trillion in 2021 and, according to his projection, could reach approximately ₹100 trillion by 2030.

Within the state, Ayodhya is emerging as a particularly important real estate story.

Lodha said Ayodhya contributed only around 0.1% of Uttar Pradesh’s GDP in 2021 but could potentially account for 4% by 2030 as the city develops into a major spiritual, cultural and economic destination.

Around ₹80,000 crore of investments have already been announced and are under execution, according to the statement.

That economic transformation could create substantial demand for residential, commercial, hospitality and other forms of real estate infrastructure.

Digital Property Deals Are Already Happening

The shift toward technology-driven property transactions is not limited to future tokenization plans.

Lodha pointed to one of his company’s projects in Naigaon, Mumbai, where a property sale was completed without a traditional physical signing office.

The project used technology and agentic artificial intelligence, and the company says it sold out last year.

Such examples indicate how property transactions could increasingly move away from paperwork-heavy processes toward digital-first models.

The implications could be significant if tokenization, AI and blockchain infrastructure mature together.

Private Equity Adds Another Technology Bet

The House of Abhinandan Lodha’s broader technology focus also extends beyond real estate.

Its private-equity arm, Tomorrow Capital, currently has investments in 14 companies. The group says it has exited several investments over the past eight years, generating approximately 45% CAGR over that period.

Its investment strategy focuses on companies operating at the intersection of technology, productivity and innovation.

That approach mirrors the broader transformation Lodha sees coming to real estate.

The Big Question for India’s Property Market

Tokenization still faces questions around regulation, legal ownership structures, investor protection, and integrating digital assets with conventional property systems.

But proponents argue that the technology could eventually make property ownership and transactions easier to track while improving transparency.

Abhinandan Lodha believes the change could be far more profound than a technological upgrade.

“There will be a sea change in how real estate will be viewed,” he said, predicting that the sector could become one of the most clearly tracked and transparent industries in the near future.

If that prediction materializes, India’s enormous property market could become one of the biggest testing grounds for blockchain-powered real estate.
